The single most practical decision in a golf community is the membership structure. Some give residents the course as part of the address; others treat residency and membership as separate transactions.

Resident vs separate membership is the cost variable most often missed at the offer stage. Plan it before the property, not after. Annual membership on Dubai's most prestigious clubs runs from AED 25,000 at the resort end to well above AED 200,000 for invitation-only clubs — separate from the purchase price.
