Profile assessment
A confidential review of your investor, business, or professional profile against all four eligibility tiers — to identify the cleanest, fastest route to qualification.
Four pathways. One ten-year residency. Here's the qualifying landscape for global investors, professionals, founders, and students.
The UAE Golden Visa is offered across multiple investor and professional tiers — each with its own threshold, documentation, and approval pathway. The categories are intentionally broad, designed to attract capital, talent, and academic excellence into the country at once.
For most of Briza's clients, the most relevant route is property investment. But the program is wider than that, and we routinely advise families whose qualification runs through more than one pathway.
The minimum qualifying property value under Tier 1 — held in personal name, in a freehold designated area. Single property or aggregated portfolio.
Real estate investor, entrepreneur, specialized talent, outstanding student. Each tier carries distinct thresholds — Briza walks you through the documentation each one requires.
The most direct route — and the route most Briza clients take.
Invest in qualifying UAE property at or above the AED 2M threshold to secure the ten-year residency. The most straightforward route for those combining property with long-term residency, and the one Briza has walked clients through most often.
NRI investors, HNWIs, and family offices building a Dubai portfolio.
For founders building an operating business in the UAE.
For owners and shareholders of UAE-licensed businesses meeting minimum revenue or capitalization thresholds. Increasingly used by founders relocating their operating company — or a meaningful subsidiary — to the Emirates.
Business owners structuring a UAE entity for trade, services, or holding.
Credentialed professionals across medicine, science, and the arts.
For doctors, scientists, executives, academics, and recognized artists whose accredited credentials and ministry-level endorsements qualify them for long-term residency on the strength of professional standing alone — no capital threshold required.
Senior professionals seeking residency on credentials rather than capital.
Academic excellence as the qualifying credential.
For top-tier academic achievers at school and university level. The UAE actively recruits exceptional students through this route — high GPA, international ranking, and institutional standing form the basis of assessment.
Students whose parents are evaluating dual-route family qualification.
The evidence pack varies by category — but six documents are common to every application. Briza assembles each one to GDRFA standards before submission.
Original passport with minimum six months validity and a clear bio-page scan. Multiple passports if dual nationality applies.
Recent passport-size photographs against a white background, formatted to GDRFA specifications — typically 4×6 cm.
Title deed, business license, ministry endorsements, or academic certificates — depending on which tier your application sits under.
Valid UAE health insurance policy covering the applicant and all sponsored dependents for the visa term.
Medical test results from approved UAE health centers. Briza arranges appointments to align with submission windows.
Last six months' statements demonstrating financial stability. For Tier 1, also evidence of source of funds for the property purchase.
Your eligibility is just the beginning. We coordinate the complete journey — from qualification through Emirates ID — as one continuous file.
Most rejections are not about merit — they are about preparation. Four patterns account for the majority of delays we see at GDRFA review.
Missing or expired documents are the single most common reason for delay. Health insurance, passport validity, and medical certificates expire often — Briza tracks every date before submission.
The property value must be AED 2M at the time of purchase — not current market value. If you bought below threshold and the asset later appreciated, that route does not qualify.
Only freehold properties in designated areas qualify. Leasehold zones, certain commercial structures, and undesignated areas do not — even at AED 2M+. Verify before purchase.
Medical fitness certificates carry limited validity. Schedule tests close to your submission window — not months in advance — to avoid a costly re-test and timeline reset.
The Golden Visa is approval-based, but it is also pattern-based. Before any application begins, we run the same internal review on your file that GDRFA will run on submission.
A confidential review of your investor, business, or professional profile against all four eligibility tiers — to identify the cleanest, fastest route to qualification.
For Tier 1 applicants, we confirm the selected property satisfies the AED 2M threshold under DLD valuation rules — and any developer-specific conditions attached to the unit.
We assemble the full evidence pack — passports, property documents, ministry endorsements, financials — formatted to GDRFA's standards before any submission window opens.
Briza files on your behalf via the GDRFA Dubai portal and tracks the application through medical, biometrics, and final Emirates ID issuance — one continuous file, one point of contact.
