For most of Briza's clients, the most relevant route is property investment. But the program is wider than that, and we routinely advise families whose qualification runs through more than one pathway.

Property Investment Category

The most direct route — and the route most Briza clients take.

Invest in qualifying UAE property at or above the AED 2M threshold to secure the ten-year residency. The most straightforward route for those combining property with long-term residency, and the one Briza has walked clients through most often.

The evidence pack varies by category — but six documents are common to every application. Briza assembles each one to GDRFA standards before submission.

Valid Passport

Original passport with minimum six months validity and a clear bio-page scan. Multiple passports if dual nationality applies.

ii.

Passport Photos

Recent passport-size photographs against a white background, formatted to GDRFA specifications — typically 4×6 cm.

iii.

Investment or Achievement Proof

Title deed, business license, ministry endorsements, or academic certificates — depending on which tier your application sits under.

iv.

Health Insurance

Valid UAE health insurance policy covering the applicant and all sponsored dependents for the visa term.

v.

Medical Fitness Certificate

Medical test results from approved UAE health centers. Briza arranges appointments to align with submission windows.

vi.

Bank Statements

Last six months' statements demonstrating financial stability. For Tier 1, also evidence of source of funds for the property purchase.

Avoid these mistakes

Where applications quietly fail.

Most rejections are not about merit — they are about preparation. Four patterns account for the majority of delays we see at GDRFA review.

Mistake · One

Incomplete documentation

Missing or expired documents are the single most common reason for delay. Health insurance, passport validity, and medical certificates expire often — Briza tracks every date before submission.

Mistake · Two

Property below threshold

The property value must be AED 2M at the time of purchase — not current market value. If you bought below threshold and the asset later appreciated, that route does not qualify.

Mistake · Three

Wrong property type

Only freehold properties in designated areas qualify. Leasehold zones, certain commercial structures, and undesignated areas do not — even at AED 2M+. Verify before purchase.

Mistake · Four

Expired medical tests

Medical fitness certificates carry limited validity. Schedule tests close to your submission window — not months in advance — to avoid a costly re-test and timeline reset.
